WHEN
SHOULD THIS BE DONE?
Home inspections are usually
done for buyers after the binder or agreement of sale is signed. Binders
are often "subject to" home inspections. Most often there
is not a great deal of time to have the inspection performed, so a speedy
response by the inspection company is imperative. Sellers often have
their homes inspected prior to putting them on the market to reveal
any problems they might not have been aware of.
WHY
DO I NEED A HOME INSPECTION?
A home inspection will provide
you with a comprehensive analysis of the home that you are about to
buy or sell. You will gain insight into the condition of the home, plus
specific ideas and cost figures for any improvements needed.
WHAT
DOES A HOME INSPECTION INCLUDE?
Our comprehensive inspection
covers over 500 items: structural, plumbing, electrical and heating.
It also thoroughly covers the roof, any porches, decking, outbuildings
and foundations. We provide a basic inspection of pools.
SHOULD
I BE PRESENT FOR THE HOME INSPECTION?
Yes! You will benefit more
from the inspection if you are present. We encourage you to walk through
with our inspector, express any concerns or ask any questions you may
have. Our inspector can give you helpful maintenance tips and provide
you with insights into the workings of the home. An inspection takes
about two to three hours.
WHAT
HAPPENS AFTER THE INSPECTION?
In addition to an on-the-spot
verbal report, a written report is mailed out within 24 hours. HABITAT
is more than happy to fax or deliver reports if there is an emergency.
Lab reports (radon, water, etc.) take approximately 2-4 days for results,
but in most instances are sent directly to you from the lab. You are
also welcome to call us for a verbal result, which we get from the lab
upon completion of lab analysis. The HABITAT inspection fee includes
ongoing consultation. Our resources enable us to guide the homeowner
through the solution of most problems.
MISSION
STATEMENT
HABITAT is committed
to providing outstanding professional service with integrity in conformance
with the standards of practice and code of ethics of the American Society
of Home Inspectors.
